Rental Security Deposits
In Italy, it is customary for the tenant to leave a 2-3 month Refundable Security Deposit with the landlord, upon the signature of a rental agreement.
The deposit covers any additional expenses incurred as a result of the tenants rental period.
A FlexStudent survey found that nationwide, 68% of student tenants lost at least half of their deposit, with deductions highest amongst first time tenants - It is therefore essential that students understand basic tenancy practices, as well as the terms of their tenancy agreement.
In Italy, the maintenance responsibilities of a tenant are further defined by civil regulations; Confedilizia and SUNIA-SICET-UNIAT (30/04/2014).

Guests at Nest Student Apartments benefit from Security Deposits equivalent to just 6-weeks rent.

Upon Check Out @ The Student Support Centre, students will indicate their beneficiary information within their associated Check Out Module.
Any security deposit amounts are refundable within 28 days of the formal tenancy termination date, by way of bank refund, to the provided beneficiary.

As in most countries, Security Deposits are held in ESCROW for the duration of the subscribed tenancy period. Security Deposits therefore cannot be utilised during an active tenancy period to satisfy rental payments.
Following 5+ days of rental arrears, tenants may be penalised for breach of contract - subject to tenancy termination and/or Late Charges.

-Maintaining the ongoing condition of the accommodation, irrespective of any complimentary cleaning afforded.
-Any domestic utility consumptions exceeding the inclusive allocations, in accordance with The Fair Use Policy (2019).
-Returning the accommodation in a condition considered ‘immediately habitable’.

Tenants are universally required to return their accommodation in the same condition as originally delivered, defined by civil law as ‘immediately habitable’. Evidenced property reports are established at the culmination of every semester period to mitigate potential disputes and to monitor the ongoing condition of all properties.
Here are some basic practices to otherwise ensure a smooth tenancy:
- Report any faults and/or damages immediately.
-Take care of your accommodation through good cleaning practices.
-Avoid the damage/deterioration of walls, fixtures, furnishings and/or ancillary equipments.
-Utilise energy responsibly with the Smart Meter at your home. Excessive usage exceeding the inclusive limits set forth within The Fair Use Policy (2018) will be charged to the tenant(s).
-At the end of any tenancy period, it’s always good practice to throughly deep clean your accommodation to avoid additional cleaning fee’s. Busy with exams? Many tenants alternatively opt to arrange a professional cleaning service, at their expense, prior to departure.
-Check Out on time to avoid inconveniencing other guests and incurring penalties. Student Support Centre branches are open 7-days per week for Check In / Check Out Services!

Personal consumables are provided indistinctly and inclusively to all tenants within the limits set forth within the Fair Use Policy (art.3 2018). With thresholds calculated in kWh - protecting tenants from variable energy rates for the duration of the subscribed rental term.
The vast majority of tenants stay considerably below the subscribed limits however irresponsible usage may exceed those limits provided for within the subscribed tenancy agreement. Excess utility expenses remain payable by the tenant(s), at the market rate, at the time of delivery.
All Nest Student Apartments are fitted with Digital Smart Meters for the tenants convenience, allowing for real-time, independent monitoring of utility usages. Tenants are encouraged to communicate any irregular usage determined from their on-site Smart Meter.

Your tenancy agreement will indicate your monthly rental due date. Any tenants should always ensure that their rent is settled before this date or that the delay is otherwise communicated in advance. Delayed rental payments can adversely affect mortgage, condominium and/or other regular payments due at your property.
All Nest Rental Agreements provide tenants with an additional 4-day grace period from the rental due date stipulated. Subsequent non-payment will result in the automatic application of the €40.00 Late Fee to the associated rental account.

At Co-Living properties, bedroom articles are at the exclusive responsibility of the associated tenant(s).
Communal-zone articles are otherwise equally shared amongst all property occupants unless explicitly claimed and/or attributed to a specific party. If a tenant is made aware of any damages caused by another party, they should report this immediately. Likewise, tenants who have incurred personal damages within communal spaces are encouraged to communicate this at the earliest opportunity, in the interests of all occupants.

Evidenced property reports are established in detail at the culmination of every semester period to mitigate potential tenancy disputes and to monitor the ongoing maintenance of all properties, in accordance with each semester rotation.
Tenants should otherwise communicate any issues and/or damages immediately to their Student Support Centre.
Pre-existing damages cannot be retrospectively reported.
